The Real Estate is typically the largest asset within an estate. Property requires ongoing maintenance, cash outlay for mortgage debt service, taxes and insurance. If the property is vacant, there is always a possibility of theft or vandalism. For these reasons, we encourage the Executor to focus effort as early as possible (as determined by your attorney) on this responsibility.
Medallion Properties, LLC will prepare a comprehensive market analysis of the property value. This includes assessment of recently sold properties with similar characteristics, review of competing properties currently on the market and properties that may have recently gone under sale contract. Data from the Northwest Multiple Listing Service, Pierce County Assessor files and Real-quest Real Estate information files are reviewed to assure that only accurate information is used in the analysis. From the results of the analysis we make recommendations for pricing to best match the specific goals for the estate. We also look for ways to enhance value and improve buyer interest, suggesting minor or possibly major modifications to the property, again with attention being paid to the estate specific situation and maximizing value within your specific goals.
We then work with the Executor to assure that the property is in optimal marketing condition. Simple things, making sure light bulbs are working, air fresheners, cleaning all aspects of the home from toilet bowls to keeping the front porch swept, as provided for and guaranteed in our basic listing agreement. We can assist in staging the home, using your furnishings or ours, to enhance the buyers viewing experience. Keeping up the yard and exterior is critical in the marketing process, making the property stand out in the mind of the buyer, which enhances value and expedites the buying decision!
Our marketing approach, uses current technology as well as the conventional techniques, meaning we stay involved! We also publish the listing through web sites and MLS. We also hold advertised, weekend Open Houses, a minimum of twice per month and we guarantee it in our listing contract. We still believe that potential buyers like to see the home and feel how it “fits.” Early in the listing, we will hold a “brokers” open house, to expose the opportunity to the entire market and it’s full sales force. We will generate fliers for distribution to visitors on the property, within the immediate vicinity, and any interested viewers that may drive by looking for information. We also contact neighbors, as we find they can be an important catalyst to a sale. Our focus is getting your property SOLD!
