Spring Maintenance

      Spring is trying to arrive in the Pacific Northwest.  That means the weather is still very rainy, a bit cool and any hidden problems from the winter will begin to show.  
    As always, the first item that should be accomplished is making sure that the heat is still on and flowing in the house.  Cold, damp air can cause the house to support mildew and the associated odor, reducing the appeal to potential buyers.  The filter should be checked and possibly replaced, or the circulation will be reduced and the heating costs increase.  Baseboard or area heating needs to be checked to insure no flammable items such as drapes or furniture are too close to the heated surface.
    Yard upkeep has become a necessary task.  Simply mowing the lawn, removing weeds from the parking strip and eliminating dandelions will increase the curb appeal of the property.

     Automatic yard sprinkler systems should be checked.  Porch lights and automatic motion light operations should be verified.  Any system that is on a timer should be checked to insure they are accurate and were not affected by a power outage.    Proper operation helps indicate that the property is being watched. 
     If the roof was not cleaned earlier, it should be cleaned as well as the gutters to prevent leaves and branches from plugging the downspouts and causing water damage to the soffits or walls.  If there is moss build up, a simple application of moss killer will solve that problem and again, improve the curb appeal.  This is also a good time to check that water from the downspouts is channeled away from the foundation.

These are a few of the important items that should be addressed.  Taking the time to have these tasks completed can prevent repair costs to the home and maintain the estate value.  Medallion Estates can complete these tasks for you on a one time or on going basis.  Over the probate process, the yard would need simple maintenance 16 times and the best of intentions can fall short of that need when other priorities appear.
